DON'T LET COLD WATER RUIN YOUR DAY

REPLACE OR REPAIR? WE'LL TELL YOU STRAIGHT.

Most water heaters last 10 to 12 years. In Phoenix, the average is closer to 8 to 10 because our water is so hard. If your unit is in that range and giving you trouble, replacement usually costs less than repeated repairs over the next year or two.

Patriotic Plumbing & Rooter has been serving Phoenix families for over 20 years. We replace and install gas, electric, tankless, hybrid, and commercial water heaters across the entire Phoenix Valley.

Reliable hot water isn't a luxury. We make sure you have it again, fast.

Water Heater Replacement vs Repair

Some signs are easy fixes. Others mean it's time for a new water heater. Here's how we tell the difference.
REPAIR OFTEN MAKES SENSE
Pilot light won't stay lit. Usually a thermocouple, gas valve, or vent draft issue, all relatively inexpensive to fix.
Failed heating element (electric units). Elements burn out from sediment buildup over time and are straightforward to swap.
Faulty thermostat. If your water is suddenly too hot, too cold, or inconsistent, the thermostat is often the culprit and easy to replace.
Sediment buildup causing rumbling or popping. A full flush usually solves the noise and restores efficiency.
Loose or leaking drain valve. A fitting problem, not a tank problem. A quick repair, not a replacement.
Failed pressure relief valve. A faulty PRV can cause leaking or whistling. A routine fix that doesn't require a new water heater.
REPLACE IS THE BETTER CALL
Rust-colored or metallic hot water. The tank is corroding from the inside out, and there's no fix once the lining is compromised.
Water pooling at the base of the tank. A leaking tank can't be patched. The unit will keep failing until it's replaced.
Unit is 10+ years old and breaking down repeatedly. You'll spend more on repairs over the next 12 to 24 months than a new install.
Lukewarm water even with the temperature turned up. The dip tube or heating system has failed past the point of cost-effective repair.
Repairs more than once a year. The math stops working in your favor. Replacement pays for itself in saved service calls.

TYPES OF WATER HEATERS WE REPLACE & INSTALL IN PHOENIX

Gas Tank Water Heaters

The most common swap-out in Phoenix. We install 40, 50, and 75-gallon gas water heaters sized to your household and venting layout. Gas units heat faster and cost less to run than electric for most Phoenix homes.

Electric Tank Water Heaters

The right call when gas isn't available or your home was originally wired for electric. We install 40, 50, and 80-gallon electric tanks, including replacements that need breaker or wiring updates.

Tankless Water Heaters

Endless hot water, smaller footprint, longer lifespan than tank units. Tankless makes sense for newer Phoenix homes, smaller households, or garages where space is tight. We also handle tankless repair and annual descaling to keep mineral buildup from killing performance.

Hybrid (Heat Pump) Water Heaters

Worth considering if your unit lives in a Phoenix garage or unconditioned space. They pull heat from the surrounding air, which our climate works in favor of. Higher upfront cost, lower operating cost over time.

Commercial Water Heaters

Restaurants, salons, multi-family, and small commercial properties across the Phoenix metro. We size, replace, and install commercial water heaters for businesses across the Valley.

SIGNS YOU NEED A NEW WATER HEATER

If two or more of these apply to your water heater, replacement is almost always cheaper than continuing to repair.

Unit Is 10+ Years Old

Check the serial number, manufacturers code the install date into it. Past 10 years in Phoenix, you're on borrowed time.

Rust-Colored or Metallic-Tasting Hot Water

The tank is rusting from the inside, and there's no way to reverse it.

Pooling Water Around the Base of the Tank

A leak from the tank itself can't be repaired. Only fitting or valve leaks can.

Hot Water Runs Out Faster Than It Used To

Sediment buildup is reducing the usable capacity of your tank, sometimes by half or more.

Banging, Popping, or Rumbling Sounds

Sediment is hitting the heating element or boiling at the bottom of the tank, which kills efficiency and shortens the unit's life.

Pilot Light Keeps Going Out (Gas Units)

Could be a thermocouple, but on older units it's usually the start of a longer decline.

Energy Bills Creeping Up Without a Usage Change

Aging units lose efficiency every year, and a new high-efficiency model can pay back the difference within a few years.

WHAT PHOENIX HOMEOWNERS SHOULD KNOW ABOUT WATER HEATER REPLACMENT

Hard Water Cuts Lifespan

Phoenix water runs around 12 to 17 grains per gallon, which is very hard by national standards. Mineral scale builds up at the bottom of your tank and shortens lifespan by years. We pair every install with a water softener consultation if you don't already have one.

Garage & Attic Installs Run Hot

Phoenix garages can hit 130°F+ in summer. That ambient heat affects efficiency and component life. Every install we do meets local code for venting, expansion tanks, and clearances.

Permits Pulled When Required

Water heater replacement requires a permit in most Phoenix-area cities. When your job calls for one, we file it, schedule the inspection, and handle the paperwork. No skipped steps that bite you at resale.

Sediment & Anode Rods

Two things kill water heaters early in Phoenix: sediment at the bottom of the tank and a corroded anode rod. Annual flushes and anode rod replacement can extend the life of a unit that's still in good shape.

Water Heater Replacement & Installation FAQs

How long does a water heater replacement take?

A standard tank-for-tank swap is typically a few hours on install day. Tankless conversions, re-routes, or jobs that need gas or electrical work take longer. We give you a realistic timeline before we start.

Do you pull permits for water heater installation?

Yes. When your replacement requires a permit (which is the case in most Phoenix-area cities), we file it, schedule the inspection, and handle the paperwork.

Tank or tankless, which is right for my Phoenix home?

Tank water heaters are usually the better fit for larger households (4+ people), homes with existing gas infrastructure, and budget-conscious replacements. Tankless makes more sense for smaller households, homes with limited space, or anyone who wants endless hot water and lower long-term energy costs. We'll walk through both options on the quote.

How much does water heater replacement cost in Phoenix?

It depends on the unit size, fuel type, brand, and whether your install needs new venting, gas, or electrical work. We give flat-rate quotes upfront before any work starts.

What size water heater do I need?

40 gallons is standard for 1 to 3 people, 50 gallons for 3 to 4 people, and 75 gallons for 5 or more people or homes with multiple bathrooms running at once. We size based on actual usage, not just headcount.

Do you haul away my old water heater?

Yes. Old unit removal is included in every replacement.

What brands of water heaters do you install?

We install Rheem, Bradford White, A.O. Smith, State Water Heaters, American Water Heaters, Navien, Noritz, Rinnai, and Bosch. We recommend based on availability, warranty, and which units hold up best in Phoenix's hard water.

How long will a new water heater last in Phoenix?

A standard tank water heater typically lasts 8 to 12 years here. Tankless units can last 15 to 20+ years with annual maintenance. Adding a water softener and flushing the tank annually can add years to either.

Can I add a recirculation pump during my water heater installation?

Yes. A hot water recirculation pump cuts the wait time at distant fixtures and is most cost-effective to install while we're already replacing the unit. Ask about it during your quote.
